Code Requirement: All bathroom receptacles require GFCI protection. A minimum of one dedicated 20-amp circuit is required for bathroom outlets. Light fixtures in shower/tub areas must be rated for wet or damp locations. All switches must be located outside the tub/shower area or be rated accordingly.
Michigan Code Requirement: Bathrooms require mechanical exhaust ventilation (minimum 50 CFM) vented directly to the outdoors. Exhaust air must NOT discharge into an attic, crawl space, or other interior areas. If your current bathroom vents into the attic, this will need to be corrected during the remodel.

Michigan Code Requirement: Shower and tub surrounds require a waterproof membrane behind the finished surface. The shower pan/receptor must be tested for watertightness before tile installation. Cement board or equivalent moisture-resistant backer is required — standard drywall is not permitted in wet areas.

Michigan Code Requirement: Bathroom remodels that involve plumbing, electrical, or structural changes require permits. Plumbing rough-in and electrical rough-in inspections are required before walls are closed. Dream To Reality Construction handles all permit applications and coordinates inspections.
Michigan Code Note: When pulling permits for a remodel, inspectors may require smoke alarms and CO detectors throughout the home to be brought up to current code — hardwired, interconnected, with battery backup on every floor, in every bedroom, and outside sleeping areas.
Michigan Code Requirement: All glass in or adjacent to showers, bathtubs, and wet areas must be tempered safety glass. This includes shower doors, shower enclosures, and any windows within 60 inches of a tub or shower floor.
Michigan Code Requirement: All plumbing fixtures require proper venting to prevent sewer gas entry and ensure drainage. Vent pipes through the roof must be a minimum of 3 inches in diameter to prevent frost closure in Michigan's climate. If relocating fixtures, new venting may be required.
