5 Foundation & Structure
Describe the structural requirements for your addition.
Michigan Code Note: Addition foundations must extend 42 inches below grade per Michigan Residential Code (R403.1.4). The new foundation must tie into the existing structure per code requirements. All below-grade walls require waterproofing and drain tile.
6 Mechanical Connections
How will utilities be integrated into your addition?
Michigan Code Requirement: Adding living space triggers smoke alarm and CO detector requirements. Hardwired, interconnected smoke alarms with battery backup are required on every floor, in every bedroom, and outside sleeping areas. CO detectors are required near bedrooms and fuel-burning appliances. Existing home detectors may need to be upgraded to interconnected units.
Michigan Code Note: New circuits in the addition require AFCI protection in bedrooms, living areas, kitchens, hallways, and closets. GFCI protection is required in bathrooms, kitchens, garages, outdoors, and unfinished spaces. If the existing electrical panel cannot support the addition, a sub-panel or panel upgrade may be required.
7 Interior Finishes
What are your preferences for interior finishes?
Michigan Code Requirement: Any new bedroom in the addition must have an emergency egress window (min 5.7 sq ft opening, min 24" high, min 20" wide, max 44" sill height). The addition must also maintain required egress paths from existing rooms.

Tier 1: $40,000–$80,000

Tier 2: $80,000–$150,000
Mid-range addition with upgraded finishes, bathroom, and mechanical connections. Great for larger spaces or in-law suites.
Tier 3: $150,000+
Major addition or second story with premium finishes, full bathroom/kitchen, and extensive structural work.
Note: Final pricing depends on size, scope, site conditions, and finish selections.

12 Michigan Building Code Compliance
Key code requirements that apply to your home addition project.
Michigan Energy Code (Climate Zone 6–7): The addition must meet current energy code requirements: R-49 ceiling, R-20 or R-13+5ci walls, and code-compliant windows/doors. The connection between the existing home and addition must be properly air-sealed and insulated.
Note: When pulling permits for an addition, inspectors may flag pre-existing code issues in the original structure. We'll help identify and address any concerns during the planning process.
Michigan Code Requirement: Home additions require building, electrical, plumbing (if applicable), and mechanical permits. Inspections are required at foundation, framing, rough-in, insulation, and final stages. Dream To Reality Construction handles all permit applications and coordinates all required inspections.
