Kitchen Remodel Pre-Estimate Checklist

Help us understand your project scope and determine pricing feasibility

1 Client Contact Information
We'll use this information to reach out regarding your kitchen remodel project.
2 Property Information
Tell us about the home where your kitchen is located.
Important: Homes built prior to 1978 may require lead-based paint precautions under federal and Michigan regulations. We can discuss this during your estimate.
3 Kitchen Type & Size
Describe the kitchen layout and dimensions.
4 Scope of Work
Select all items that apply to your kitchen remodel.
Cabinetry & Storage
Countertops & Backsplash
Appliances & Fixtures
Michigan Code Requirement: Kitchens require mechanical exhaust ventilation. Range hoods must vent to the outdoors (recirculating hoods do not meet code). Exhaust ducts must not terminate in an attic, crawl space, or other interior space. Duct material must be smooth-walled metal (not flex duct) for range hood exhaust.
Flooring, Lighting, Walls & Ceiling
5 Layout Changes
Select all layout modifications planned for your kitchen.
Important: Layout changes may require permits and inspections under Michigan Residential Code. We can help navigate this process.
6 Plumbing & Electrical
Tell us about plumbing and electrical modifications.
Code Requirement: Kitchen countertop receptacles require both GFCI and AFCI protection (dual-function breakers). A minimum of two dedicated 20-amp small-appliance branch circuits are required for countertop outlets. Dedicated circuits are required for the dishwasher, garbage disposal, range/oven, microwave, and refrigerator. GFCI protection is also required for the dishwasher circuit under the 2023 NEC.
7 Existing Conditions
Check any existing issues we should be aware of.
Heads Up: Hidden conditions uncovered during demolition may affect final project pricing. We'll discuss any surprises that come up.

13 Michigan Building Code Compliance
Key Michigan code requirements that apply to kitchen remodel projects.
Michigan Code Requirement: Kitchen remodels involving plumbing, electrical, structural, or gas line changes require permits. Inspections are required at rough-in (electrical, plumbing, gas) and final stages. Dream To Reality Construction handles all permit applications and coordinates inspections.
Michigan Code Note: When pulling permits for a remodel, inspectors may require smoke alarms and CO detectors throughout the home to be brought up to current code — hardwired, interconnected, with battery backup. CO detectors are required near any gas-burning appliances (range, oven).
Michigan Plumbing Code: Kitchen sinks require proper trap and venting. If relocating the sink, new drain and vent lines must meet code. A dishwasher requires an air gap or high-loop drain connection per Michigan plumbing code. Vent pipes through the roof must be minimum 3" diameter to prevent frost closure.
Michigan Fuel Gas Code: Gas ranges, ovens, and cooktops require a dedicated gas shutoff valve within 6 feet of the appliance. Gas line sizing must be verified for the BTU load of new appliances. A gas pressure test is required during rough-in inspection. All gas work must be performed by a licensed professional.
